The big small town, 25 minutes from downtown.
Brighton is a big small town about 25 minutes northeast of downtown Denver, off I-76 and Highway 85. Old Brighton, on the west side, runs $300K–$500K with homes from the late 1800s to 2000. New Brighton, on the east side, runs $500K–$700K+ and is still building. DIA is 20–25 minutes away.

Old vs New
Brighton splits by era, and the split is also a price line. Most buyers are really choosing between a character home around $400K and a newer home around $650K.

The downtown and west-corridor homes go back to the late 1800s; farther out you get 1960s–2000 houses. My first house was a 1921 home here.

New construction with pools and fitness centers — and, in many communities, higher taxes and HOA fees. Ask about the metro district before you offer.
Neighborhoods
Tags are my honest take. Full neighborhood guides are rolling out one at a time.

My all-time favorite. Not new, but newer — most homes have basements, many have three-car garages, there's real space between neighbors, and the tax rate is a lot lower than the new builds.

One of the best Old Brighton neighborhoods there is.

Same reason as Pheasant Ridge: a good house without the big tax-and-fee load.

A separate neighborhood from HKS in the same part of town.

Pick it if you want a new house. Pool, fitness centers, and a big variety of homes. The trade-off is big taxes and a big HOA.

A little better than Brighton Crossing on cost, but fees can still run higher here too.

Three questions about the house, the budget, and the fees. You'll get where I'd start looking — including an honest answer if Brighton isn't the right place for it.
This is about homes, not households. It never asks who you are or who you live with.
Question 1 of 3
Where I'd start
My starting point, not a guarantee. Every house is different.
Commute
It's the thing people get wrong most. Here are my real drive times — not the map estimate.
| Downtown Denver30–40 min at 7:30 a.m. | 25–35 minoff-peak |
|---|---|
| DIAskip the E-470 toll for this one | 20–25 mineven on a bad day |
| Anywhere in the metroonce you're in, destination barely matters | ≤ 60 min |
Patrick's own drives, September 2026
"Before your podcast gets good, you're already downtown."— Patrick, on the I-76 drive
E-470 is worth the toll for Boulder, Littleton, or Parker — it skips the traffic. It's not worth it for DIA, which is already a quick drive.
Leave a little before 7:30 or after the morning rush and downtown is 25–35 minutes.
Taxes & costs
Two things: which county you land in, and whether the neighborhood has a metro district.
Most of Brighton
North of Road 2 — toward Lochbuie, plus Jacobs Run and Homestead
Car registration fees and the yearly ownership tax are set statewide, so they're the same on both sides of the county line. Property tax is tax year 2025 (paid in 2026). Sales tax rates as of January 2026, Colorado Department of Revenue.
The neighborhood matters more than the county. On the same $550,000 house, a Brighton neighborhood with a metro district costs about $1,900–$2,300 more a year in property tax — roughly $160–$190 a month, before HOA dues. That's why my local picks are the ones without one.
| Neighborhood | Metro district | Total mills | Yearly property tax | vs. no district |
|---|---|---|---|---|
| Pheasant Ridge, The Preserve, HKS, Shenandoah | None | 113.616 | $4,153 | — |
| Jacobs Run (Weld County) | None | 101.886 | $3,750 | −$403 |
| Brighton East Farms | Bromley Park MD 2 | 168.116 | $6,027 | +$1,873 |
| Brighton Crossing | MD 4, 5, 6 or 7, by section | 169.920–180.939 | $6,089–$6,467 | +$1,935–$2,314 |
| Farmlore (North) | Lakes MD 4 | 178.684 | $6,390 | +$2,237 |
| Ridgeline Vista | Ridgeline Vista MD | 180.258 | $6,444 | +$2,291 |
Tax year 2025 (paid in 2026), assuming the home is assessed at $550,000, using Colorado's 2025 residential assessment rates (6.25% local, 7.05% school) and each area's certified mill levy. HOA dues not included. Your actual bill depends on the assessor's value. Sources: Adams County and Weld County assessor tax-district data; Colorado Division of Property Taxation.
With new construction, the final property tax adjustment isn't known up front. I've had clients land cheaper than we expected and way more than we expected. The good news: since August 2025, Colorado sellers in most metro districts have to give you a dollar estimate of the district's taxes before you sign. Asking the right questions before you offer is the whole game.
Eat & drink
For years it was pretty much just Starbucks. Not anymore.

On Main Street. Great drinks, great food, and cocktails when it's cocktail hour.
"The whole place is a vibe."

The diner. It's been here since before I was a kid — ask anyone in town.

Where locals go for a beer. TVs, an arcade, and a pizza oven.

Yes, that's the real name. Just beer — lots of styles, good people.

New, independent, and more upscale — a welcome change of pace.
Two more shops, each a different feel from Wolf & Honey.
Mexican restaurants are a Brighton signature — on Bridge Street and all over town. Some of the best in Colorado.
Another local favorite. I just prefer Billie's.
No drive to Thornton for a movie.
Mostly no. Target, Kohl's, Home Depot, and Hobby Lobby are here, along with Texas Roadhouse, Red Robin, Olive Garden, and — more recently — In-N-Out and Raising Cane's. The only reason left to drive to Thornton is a little more restaurant variety.
Weekends
The honest version — including what's overrated.
Youth baseball through BYSBA — the Brighton Youth Sports Baseball Association — plus football, at the Brighton Rec Center. "A sneaky good sports town."
The town water park, in summer.
If you live in Brighton Crossing, summer means the community pool.
Prairie Center, Copper Rail, or Main Street. Plus birthday parties and time at home.
Fishing and trails, and worth a visit — but it's one place. It's not a mountain hike. Most people just walk their own neighborhood.
Most of the growth has been chains. Vin 39 is a good sign.
Acreage
Good acreage in Brighton moves fast — people want land. A super-dated house on an acre just south of town flew off the shelf. Meanwhile a well-priced $355K townhome in the newer part of Brighton has had no showings, because buyers are picky about HOAs.

Tricky to price — it went under contract in just under 30 days, close to asking.
Not for you?
I'd rather send you somewhere better than sell you the wrong town.
| If this is you | Look at |
|---|---|
| You commute to Littleton or Parker every day | Highlands Ranch, Littleton, South Aurora, Centennial, Lone Tree |
| You're in the mountains every weekend | Littleton, Golden, Arvada, Superior, Boulder |
| You want private school options or high-end athletic programs | Cherry Creek, Highlands Ranch, Littleton, Greenwood Village |
| You have $1–1.5M for a regular suburban house | The same south-metro areas, or Denver. For acreage at that budget, Brighton is an incredible option. |
| You work and play downtown | Highlands, Sloan's Lake, Wash Park, Platte Park, South Park Hill, Hilltop, Congress Park |

FAQ
About 25–35 minutes off-peak via I-76 or Highway 85, and 30–40 minutes around 7:30 a.m.
20–25 minutes, even on a bad day. The E-470 toll usually isn't worth it for the airport run.
Old Brighton is the west side and historic core, with homes from the late 1800s to 2000 at about $300K–$500K. New Brighton is the east side, built from the mid-2000s on, at about $500K–$700K+.
Mostly Adams County. North of Road 2 is Weld County. On a $550,000 home without a metro district, the Weld side ran about $400 less in property tax for tax year 2025, and Weld's sales tax is 6.65–7.65% versus 8.50% on the Adams side.
Metro districts. On a $550,000 home, Brighton neighborhoods with a metro district ran about $1,900–$2,300 more in property tax for tax year 2025 than neighborhoods without one — before HOA dues. A new build's final tax bill also can't be known up front.
Yes — including Jacobs Run and Homestead on the Weld County side, with Todd Creek next door. Good acreage tends to sell quickly.

I'm Patrick Laurienti, a fourth-generation Denver native who grew up in Brighton — and I still live here. My first house was a 1921 home in Old Brighton. I got my real estate license at 19, and I'm a Colorado broker with LHT Group, ranked in the top 1% in Colorado by RealTrends.
I've sold homes all over town, from 1970s ranches to a historic farm to acreage. I also run the Denver Relo Guide YouTube channel, where I tour the neighborhoods on this page.
